Contract Administration & Project Management

BUILDING REINSTATEMENT COST ASSESSMENTS
Most insurance underwriters require a building Reinstatement Cost Assessment (RCA) to evaluate a building’s rebuild cost. TRS Surveying take detailed measurements and analysis of the property, followed by an evaluation of the construction cost data provided by the Building Cost Information Service (BCIS) to provide an accurate rebuild cost. To maintain accurate insurance cover, it is always recommended RCAs are reviewed every three years.
PREVENTATIVE PLANNED MAINTENANCE
TRS Surveying assess your building’s state of repair by analysing the current condition in detail. Our team will produce a planned maintenance report, identifying the required repairs and estimated cost for the next ten years. Working with our clients to understand their objectives allows us to align reports to their requirements, increasing building performance and reducing repairs costs.
SCHEDULES OF CONDITION
TRS Surveying understand the importance of a comprehensive schedule of condition document to limit tenants repairing obligations. A schedule of condition can protect your position at the outset and therefore reduce your dilapidations liability. We will visually identify building defects and follow this up with a descriptive and photographic report that can be clearly referenced in the future.
PARTY WALL
TRS Surveying provide party wall advice and can act on your behalf whether you are carrying out works as a Building Owner or, if you are affected by a neighbouring development, as an Adjoining Owner. We have experience and expertise in a range of party wall issues and will ensure that your obligations under the Party Wall etc. Act 1996 are satisfied, whether it be small domestic projects or large commercial developments.
FEASIBILITY ADVICE
If you are a landlord or tenant considering the options available for refurbishing or carrying out alterations to your property, TRS Surveying can assist in carrying out a feasibility study. We assess our client’s requirements and propose design options whilst advising on relevant legislation and producing budget costings. Feasibility studies are invaluable in assisting clients with making better informed decision regarding costs, risks and project outcomes.
